Coming in 2027 -The Home Energy Model (HEM)

The Home Energy Model or “HEM”  is slowly making its way towards us, and by late 2027 it’ll start becoming the new normal for EPCs and home energy assessments. It’s a pretty big change for the sector, and it’ll shape how organisations understand their stock for years to come. Our aim is to prepare clients so the transition feels manageable.

Here’s a few practical things organisations can start thinking about now:

1. Get a clear picture of your stock

Home Energy Model (HEM) relies on much better‑quality data than SAP. The more accurate your stock information is, the better. That might mean refreshing older EPCs, filling gaps in stock data, getting photos and measurements during planned works, or building a more accurate view of where heat pumps, solar or fabric upgrades will work. 2. Stick with fabric‑first

Home Energy Model (HEM) places more weight on heat loss and overall performance (fabric, airtightness, thermal efficiency) If you’re investing in insulation, windows, doors or basic comfort measures, you’re already heading the right way.

3. Start checking in with assessors and supply chain

Assessments under HEM will take longer and need more data. You’ll also be dealing with four EPC metrics instead of one. It’s worth asking now: “Do our partners have a plan for this?” (We can help shape that conversation)

4. Expect low‑carbon systems to finally make sense on paper

Heat pumps, solar and smart controls haven’t always been represented fairly in SAP and HEM helps to fix that. If you’re already delivering ECO4, HUG or WHLG‑style programmes the good news is, you’re preparing for the shift!

5. Think ahead financially

More detailed assessments may mean more time, more coordination and potentially higher costs, It’s key to include this in medium‑term planning now.

6. Take part in the consultation

The sector has a chance to influence how HEM works in the real world, even a short response can help shape the rollout.
